Help Me Help You

Your home may be your single biggest investment and one of the largest financial transactions you'll ever make. Therefore, it is critically important that we sit down together and discuss in great detail your desired goals, your knowledge base and your expectations. This initial meeting, which may take up to 2 hours, is paramount to helping you sell your home for the highest price with the most favorable terms. Taking the time to do this now it will save you time, stress and money down the road.

At our first meeting and after a tour of your home, we will roll up our sleeves and get to work. There are a plethora of marketing options, legalities and details that go into the sale, from the time you set the price to the final closing.

Preparing Your Home for Sale

We will want to prepare your home for sale. The exterior and interior condition is certainly something we can control. For example, a clean home in need of few or small repairs will sell faster, and at a higher price, than one that is not as well maintained. It is not unusual to hire a home inspector, a staging consultant or a landscaper to assist us in preparing your home for the open market.

Pricing Your Property

We will also discuss showing your home and what preferences or restrictions are important to you. We will then want to carefully price your home, using both a detailed comparative marketing analysis (CMA) and factoring in the absorption rate per your specific market. We will then customize a comprehensive marketing strategy to meet your needs and then closely pay attention to how both real estate brokers and buyers react.

The Protector of the Deal

When an agent has an offer on your home they will call me to arrange a time to meet. The agent will present the offer to you and me together (per your request) either at your home or my office. When the agent is done presenting the offer we will have an opportunity to ask questions. We will then ask them to step outside or to another room so that we can discuss it in private. When we are ready, we will invite the agent back in and sign the offer with whatever counteroffers we feel are necessary.

The bottom line here is that as your listing advisor, my role is to be the ‘protector of the deal'. My focus will be on recommending improvements that will garner returns, pricing your home, marketing to buyer's agents and directly to buyers, negotiating on your behalf and ensuring a successful closing. I will personally contact the buyer's loan officer(s) when we have mutual acceptance and verify their status as I am in the business of no surprises. I will use a combination of high tech and traditional marketing methods to get your goals met.
