Getting Started

We will typically arrange an initial meeting at your convenience/availability to decide if we'd like to work together. We will discuss your desired results, the best way to communicate with each other and the entire purchase process. We will cover every aspect, including paperwork and forms, agency law, lender recommendations, pre-approvals, earnest money, inspectors, escrow agents, etc., and discuss at what stages activities will occur.

Once we decide to work together, the next step in the buying process will be to assist you in getting pre-approved financially with a quality lender. You will definitely want to know how much house you feel you can afford immediately. We will do this before we go house hunting.

Working Together

By working together and developing a plan of action, we can narrow down and eliminate homes that do not meet your criteria. I will make appointments, preview homes with and without you and help you determine the pros and cons of each home. I have access to the Northwest Multiple Listing Service (NWMLS), a service that provides access to thousands of homes for sale. A home does not have to be listed for sale by a Windermere real estate agent in order for us to get detailed information or an appointment to view. Rest assured, you will not miss out on any home.

As your real estate advisor, I'll check in with you often throughout the process. Keeping in contact, even if we haven't found a house that suits your needs yet, allows us to establish a good rapport and helps me to learn how to help you more effectively. I'll keep you updated on any new, reduced or ‘back on market' properties that may fit your needs.

Writing an Offer

After finding your home, we will discuss a written comparative market analysis (CMA) to make sure you are not paying too much money for that home. We will then structure a written offer per that home, outlining the financing and inspection periods, orchestrating with escrow and title officers and monitoring the closing of your new home. We will also do a final walk through of your new home before officially closing to ensure all work orders (if applicable) have been completed correctly and to ensure the home is clean and ready for you to unpack your bags and enjoy.

The Closing Process

When loan approval is obtained, closing documents are drawn up and sent to an escrow agent. The escrow agent's function is to facilitate an orderly transfer of ownership from seller to buyer. Property taxes need to be prorated, any underlying liens on the property must be paid off and many documents will be reviewed, signed and notarized. Utility transfers may possibly be handled by escrow or you and the seller may agree to handle these on your own. Either way, you will need to contact the utility companies. I will provide you with phone numbers and instructions. At your request, I will accompany you at the signing so that I can answer questions and try to solve any problems that might arise. I am not an attorney and cannot provide legal advice, but my presence can be useful if a last-minute addendum is needed or a document is missing from the escrow agent's file.

The signing of documents does not constitute closing. Closing occurs without you being present, when the documents are recorded and the proceeds check is available for the seller. If any questions or concerns arise after closing I will be there to help you. My goal is for you to look back on your home-buying experience with a feeling of satisfaction.
